Professional Qualifications

It is easy to get a license to become a home inspector.

Did you know:

  • It takes approximately (7) years of full time experience to become a truly experienced home inspector professional?
  • Over 95% of all home inspectors nationwide are only partimers?
  • Many home inspectors are also contractors - How do you know that they did not build or work on the house previously?  Can they really give you an unbiased opinion and an independant inspection?
  • RealEstate salespeople may not always recommend the most thorough and experienced inspector - they have a financial interest in the property sale based on the highest possible selling price?

"Don't stop with the short list from any REALTOR. Ask your attorney, lender and coworkers for the best inspector."

Inspector ScoreCard

Use this tool to objectively compare home inspectors

Considerations:

  • The Home Inspection industry is overloaded with inspectors - the main reason why 95% are only partimers.
  • Consider that realestate sales and purchases are likely to be the largest transactions of your life - Choose wisely.
  • This should be YOUR choice - not the choice of your REALTOR.  Massachussettes has a law that forbids realt estate sales people from even giving out a list of any home inspectors - for good reason!

Sample Home Inspection Report

It's one thing to to find the right inspector, but:

  • Will the report be easy to read?
  • Are photos included?
  • Is the report a simple boiler plated checklist?
  • Is there a summary section?
  • Are estimtated costs for repairs included?
  • Can the report be easily transmitted to my Realtor, attorney, lender, etc.

PreInspection Agreement

It is very likely that your home inspector will require you to sign a legal document at the time of your inspection.  This document will:

  • Limit the liability of the Inspector - even if the inspector totally screws up
  • Likely be presented to you while your are standing in the house either before the inspector starts or after the inspector finishes - But always before you get the results of the inspection
  • Explain what the inspection does and does not cover
  • Has the sole purpose of protecting the inspector and inspection company from damages brought by you - the person who is paying for the inspection.

"See a different kind of preinspection agreement that is designed to help YOU and YOUR TRANSACTION:"
